Planning for the future might seem scary (especially if you have kids to think about) but it’s never too late to start making preparations, and it’s important to get some of the most imperative things out of the way now so you won’t have to worry about them down the road. It might feel like an overwhelming task, but with a little planning and some tips on how to get started, you can keep it all from becoming stressful.

You might think that saving money sounds a lot easier than it is, but you have to think outside the box a little. Clipping coupons is a great way to start, but you can also start carpooling to save on gas, find ways to save on your utility bills by sealing up cracks around doors and windows, setting your ceiling fans to spin the other way to pull down all the warm air, and investing in a smart thermostat that will allow you to keep a steady temperature in your home all the time.

These 3 Clearwater Neighborhoods have the Lowest Crime Rates

                 

 

When it comes to your family, nothing else is more important than safety. Looking at crime rates and other statistics can sometimes ease your mind or at least help you make the best decision.

Clearwater compares well above the national averages when it comes to crime rates. According to Sperling's Best Places to Live, Clearwater rates a 57 on a scale of 1 to 100 for violent crimes where the U.S. average is 31. For property crime, Clearwater does even a little better at 52, with the U.S. average of 38.

Cross-referencing total livability ratings for all Clearwater neighborhoods, the following make up the top 3 Clearwater neighborhoods with the lowest crime rates. There were some communities with slightly lower crime rights, but other factors that make them less desirable. The communities below all had B+ crime ratings and a score of 85 for total livability, based on amenities, cost of living, crime, education, employment and housing. Crime rates in these areas were lower than the national averages.

  • Harbor Oaks is a prestigious and historic Clearwater subdivision with some homes dating back to the 1920s, majestic oaks and luxurious homes.
     
  • Harbor Woods Village has mostly single-story homes constructed from 1977-83, with mature landscaping and an eclectic blend of styles and price ranges.

IS NOW A GOOD TIME TO RENT IN THE DUNEDIN AREA?

 

People often ask if now is a good time to buy a home. No one ever asks when a good time to rent is, however please understand that today is definitely NOT a good time to rent.

The Census Bureau recently released their third quarter median rent numbers. Here is a graph showing rent increases from 1988 until today:

The Clearwater area, and especially Dunedin, is experiencing a crazy market right now with a real shortage of available rentals causing prices to rise sharply. Further, what Mr. Kokolakis is doing to develop the Downtown area, will cause rents to rise on average $300 by next year in Dunedin and property values of course have already followed suit (see rentcafe.com). 

As you can see, rents have steadily increased and are showing no signs of slowing down. If you are faced with the decision of whether you should renew your lease or not, you might be pleasantly surprised at your ability to buy a home of your own instead.
